To conduct a thorough and detailed inspection of property, the building inspector must be rigorous and disciplined. They take pride in doing the job well, which is why they dedicate the necessary time to fully assess the property. 

Beware of so-called professionals who promise a quick and cheap inspection. If someone guarantees that they can complete the inspection in an hour and provide a report immediately after, be cautious! A quality inspection takes time. A qualified inspector understands this and will take the necessary time to ensure everything is done properly without rushing. 

The inspector’s thoroughness is also reflected in their inspection report. They carefully document all their findings, including photos and comments. The report should be a comprehensive document of around 70 pages and typically delivered to you within 48 hours after the inspection. This allows the inspector time to review their notes and conduct additional research on any concerning issues they discovered.

A good building inspector must be honest and diplomatic 

The building inspector has no interest to present your home in a better or worse condition that it truly is. They will provide an honest and objective assessment, listing all the defects and issues they identify during the inspection.  

Since no inspection report is ever perfect, the inspector must also demonstrate diplomacy. Every property has its flaws, and sometimes the inspector will need to explain delicate issues to the owner, who may not always be prepared to hear the full extent of the problems. A good building inspector takes the time to explain their observations in a way that’s easy to understand, avoiding overly technical jargon that may be unfamiliar to you. They should also be offering helpful tips and advice, ensuring you never feel like you’re bothering them or asking too many questions.

A good building inspector will provide a professional, complete, and detailed report that included both observations and explanatory photos. The report must be clear and simplified, allowing you to grasp the details of each aspect discussed. 

After all, this report is a key document that will guide you through your buying or selling process. Il will also serve as a valuable reference for maintaining your building in the months and years ahead. 

A good building inspector must have recognized training 

While this may not be a quality in the traditional senses, it is an essential qualification that should not be overlooked. Especially since, for now at least, the title of building inspector is not regulated by law. This means that, in theory, anyone could claim to be an expert in the field. However, a new regulation from the Régie du bâtiment du Québec (RBQ) will soon change this. 

Until the official introduction of mandatory certification for building inspectors, it is strongly recommended to work with an expert who has recognized training. This means they should at least have completed specialized college-level studies. 

It’s also advisable to ensure that the professional is a member of a reputable organization. Additionally, confirm that the expert is covered by professional liability insurance to help you avoid potential issues.
